Kirk Brooks
To: Nick Abdelnour; Alan Pani; grs@coredesigninc.com; gxs@coredesigninc.com
Cc: Mark Sadler; Brian Doolan; John Jimerson; Paul McKee
Subject: Public Works review of Phase 2 of Overlook at Riverfront Plat maps
There are a few items that were discovered while going through the maps that were recently submitted for review.
Some are significant and some are not. They are in no particular order. Comments are as follows:
• Page 2, note 1 / Traffic mitigations fee per the memo I received from Mike Brick says $854 per lot not $855. (1
said some were not significant).
• Page 2, lot addressing / we made a correction on lots 24 and 25 earlier that is not shown. Lot 24 is 4427 29th Ave
SE and lot 25 is 4425 29t' Ave SE.
• Page 3, Easement Provision 2 / Indicated lot 63. Was that supposed to be Tract 998?
• Page 3, Easement Provision 3 / The "PUBLIC UTILITY IMPROVEMENTS" indicated in this provision needs to be
called out with more definition. City forces agree to maintain the water system including the mains, hydrants,
services and meters within this easement. However, with regards to the sewer, the City will maintain the sewer
mains only. I would appreciate some clarity to this extent.
• Page 3, Easement Provision 4 / In general, The City will maintain the drainage system within the Public Street
Right of Ways. However, our expectation is that the HOA will maintain the Rain Gardens and the piping that
leads to them via the private driveways. This provision seems to indicate otherwise.
• Page 3, Easement Provision 5 / the required easement width is 20' based on the City of Everett standards. Can
you accomplish this at this location? Additionally, this is an easement for the sewer yet the word "water" is used
on the third line. As in bullet 4, the City will maintain the sewer main only. This should likewise be incorporated
into this provision.
Please make the revisions requested and submit via a PDF. (lets save some time). I welcome any discussion
on these changes.
Regards, Kirk
Kirk Brooks
City of Everett Public Works Department I Development Technician
3200 Cedar St, Everett, WA 98201
Office: 425-257-8810
Direct: 425-257-8814
Email: kbrooks everettwa.gov
All emails, and attachments, sent to and from City of Everett are public
records and may be subject to public disclosure pursuant to RCW 42.56.
