Mukilteo Blvd., Bldg. 100 <br />Everett, WA 98201 <br />Services <br />Provided by <br />Landlord <br />Landlord will provide common utilities (electrical, plumbing, HVAC), <br />garbage, janitorial, common area repairs and maintenance, building <br />insurance. Landlord to provide maintenance and repairs to structural <br />components in Leased Premises unless caused by Tenant’s misuse o r <br />negligence. <br />Additional <br />Requirements <br />Regarding Signs <br />With Landlord’s prior review and approval at Landlord’s sole discretion, <br />Tenant (at Tenant’s sole cost) may install signage. Landlord shall also <br />provide a directory in the main lobby and directional signage at the <br />elevator directing visitors to the common suite entrance (as d esignated by <br />Tenant) and hallway signage. Tenant shall be responsible for the cost of <br />signage placards. <br />Additional Rules N/A <br />Additional <br />Provisions A. Landlord will not charge Rent for the first two months of the Lease <br />term. <br />B. Base Rent includes use share of the common area, which only <br />includes the common breakroom/kitchen and restrooms shown <br />on Exhibit A. <br />C. Tenant shall be responsible for repairs and maintenance within <br />the Leased Premises as set forth in Section 8. This includes, for <br />example, repair of damage to drywall caused by installation or <br />mounting of objects. <br />D. Tenant is responsible for its phone and internet service. <br />E. Tenant has requested to make the following Tenant Alterations to <br />the Leased Premises: <br />(1) Install a new door between Suites 402 and 403, and 403 and <br />404; <br />(2) Infill the existing doorway between Suite 402 and the <br />common area breakroom; and <br />(3) Construct/install a wall and door to create a conference <br />room in Suite 402. <br />Landlord approves these Tenant Alterations so long as built to <br />mutually agreed space plan and specifications. Tenant <br />Alterations will be done in accordance with Section 12 below. All <br />approved Tenant Alterations shall be performed at prevailing <br />wage.
