EXHIBIT A <br /> Additional Transit Patrol Staffing Terms and Conditions <br /> 1. Recitals. Everett Station is a transit station open to the general public as a multi-modal <br /> transportation site. Section 1.4 of the Lease states: <br /> Everett Station. Tenant acknowledges that Everett Station will be operated and <br /> maintained by Landlord as a transit station. Tenant is solely responsible for determining <br /> whether its provision of Tuition-Free Education and Services is compatible with Everett <br /> Station, including without limitation the fact that Everett Station is open to the general <br /> public and is a multi-modal transportation site. <br /> Further, Section 4 of the Lease and Exhibit D ("Other Common Area Services") of the Lease <br /> provides certain shared security in Common Areas, described in Exhibit D as: <br /> Shared Security. Landlord will provide security patrol services throughout the Building, <br /> including the area surrounding the Premises. Landlord's patrol officer will notify Tenant <br /> of any suspicious activity near or around the Premises. Landlord will grant Tenant <br /> permission to view security camera footage upon reasonable request, subject to <br /> Landlord's reasonable policies related to access and distribution of security camera <br /> footage. <br /> This is subject to the further statement in Section 4 that: <br /> Notwithstanding anything to the contrary in this Lease,in no event does the Lease require <br /> Landlord to operate and maintain Common Areas to a higher standard than as may be <br /> required for a transit station serving the general public.Tenant further acknowledges and <br /> agrees that use of some or all Common Areas by children in many cases may be not <br /> appropriate.It is Tenant's sole responsibility to provide for the safety of Tenant's students <br /> who use Common Areas. <br /> Tenant acknowledges that security of the School (as defined below) in such a transit station <br /> environment is the responsibility of Tenant. Subject to that acknowledgement, Landlord is willing <br /> to provide certain additional limited transit patrol services in Common Areas in the vicinity of the <br /> School (defined below)to assist Tenant as described in this Exhibit. <br /> 2. Additional Transit Patrol Services in Common Areas. Subject in every respect to Section 3 below, <br /> Landlord will provide an unarmed transit security employee in Common Areas for additional <br /> transit patrol services in the area immediately surrounding Bezos Academy — Everett (the <br /> "School")consistent with the terms of this Exhibit, including the schedule set forth in Section 4: <br /> (a) This employee is not a law enforcement officer. The security employee assigned by <br /> Landlord for the services is not trained for school security. <br /> (b) The transit security patrols in Common Areas will include limited visual deterrence, <br /> limited surveillance, and response to specific Common Area security concerns. <br /> (c) The security employee will also as requested provide limited assistance in Common Areas <br /> during student drop-off/pick-up and outdoor play times(indicated below). <br /> (d) When conducting exterior patrols of the School, the security employee will walk the <br /> entirety of the School's exterior fence line while being cognizant of any suspicious activity <br /> 4 <br />
