EXHIBIT B <br />Exhibit B <br />ORDINANCE Page 21 of 42 <br />Chapter 17.68: SCREENING REQUIREMENTS <br />17.68.010 WALL, FENCE OR PLANTING REQUIRED FOR SIDE AND REAR BOUNDARIES. <br />An ornamental wall, fence or screen planting acceptable to the planning department, and no less than <br />six feet in height shall be erected and maintained along the side and rear boundaries of a mobile home <br />park. Where, in the opinion of the planning commission, it is unreasonable to require a wall, fence or <br />screen planting due to the nature of the existing topography or other existing conditions that might <br />render such wall or fence ineffective, the commission, at its discretion, may waive or modify the <br />requirements as specified in this section. (Prior code § 17.68.010.) <br />17.68.020 ORNAMENTAL PLANTING REQUIRED ACROSS FRONT OF PROPERTY. <br />Ornamental planting at least six feet in depth along the full width of the mobile home park property and <br />acceptable to the planning department shall be installed and maintained whether or not the property <br />fronts on a public street. An ornamental wall or fence may be erected in conjunction with the above <br />mentioned ornamental planting but shall not take the place of the ornamental planting. (Prior code § <br />17.68.020.) <br />CHAPTER 17.72: NUISANCE ABATEMENT <br />17.72.010 PROCEDURE. <br />A. In any action or proceeding to abate a nuisance in a mobile home park, proof of the following facts is <br />sufficient for judgment or order for the abatement of the operation of the mobile home park: <br />1. Previous conviction of the owner or operator of the mobile home park of a violation of this <br />title which constitutes a nuisance; <br />2. Failure on the part of the owner or operator to correct the violation after the conviction; <br />3. The violation is the basis for the proceeding. <br />B. Abatement actions shall be taken pursuant to Chapter 1.20 EMC. (Ord. 3901-22 § 2 (Exh. B § 44), 2022; prior <br />code § 17.72.010.) <br />CHAPTER 17.04: PURPOSE <br />17.04.010 PURPOSE AND NECESSITY. <br />A. The purpose of this tide is to regulate the use of mobile homes and to establish minimum standards <br />and requirements for the construction and operation of mobile home parks. It is the intent of this title <br />to recognize the changing trends of mobile home park development and to provide regulations which <br />allow a certain degree of flexibility in construction and design. <br />B. The regulations contained herein have been determined by the planning commission to be in accord <br />with the general development plan for the city and are necessary to protect and secure the public <br />health, safety, and general welfare.
