STANDARD LEASE <br />This Lease is made as of the date of the Mayor’s signature below, between the City of <br />Everett, a Washington municipal corporation (“Landlord”), and the Tenant identified below in <br />the Basic Lease Provisions (“Tenant”). <br />1.BASIC LEASE PROVISIONS. The following definitions and provisions apply and are <br />part of this Lease: <br />Tenant <br />Mill Town Rowing <br />PO Box 1172 <br />Everett, WA 98206 <br />jessica@milltownrowing.org <br />Base Rent $ 200/month + $25.68 Leasehold Tax (12.84%) <br />Total monthly rent = $225.68 <br />Security Deposit $ 0 (if “0” or left blank, then there is no security deposit) <br />Building The building located at Langus Riverfront Park, 400 Smith Island Rd. in <br />Everett, Washington, in which the Leased Premises is located. <br />The legal description of real property on which the lease area is located is <br />attached as Exhibit A. If the parties determine that a drawing of the Leased <br />Premises is necessary, it will also be included as part of Exhibit A. <br />Leased Premises Approximately 2,000 square feet of outdoor space located at Langus <br />Riverfront Park, 400 Smith Island Rd., Everett, WA 98201. Lease area <br />location is as shown on Exhibit A. <br />Term One (1) year, commencing on May 22, 2026 <br />Extension Term The terms and conditions of Extension Term(s), if any, are provided in <br />Exhibit B. If there is no Exhibit B, then there are no Extension Term(s). <br />Approved Use Storage of rowing equipment and gear. <br />Special <br />Termination <br />Right <br />Landlord may terminate this Lease for convenience at any time with a <br />minimum 30 days notice to Tenant. A termination for convenience is not a <br />default under this Lease by either party, and Tenant’s obligation to pay <br />Base Rent and Additional Rent is only for Base Rent and Additional Rent <br />accruing prior to the effective date of the termination for convenience.
