Section 18.08.020E of this title at the time of submittal of a preliminary short subdivision <br /> application. <br /> L. The computations for meeting minimum lot area requirements for the Everett Zoning <br /> Code shall not include the easement portion of the lot. Except for a two-lot short <br /> subdivision the easement area may be included in the calculation of the minimum lot area <br /> for the lot fronting on the public street. Said lot shall not have a net lot area less than four <br /> thousand square feet. <br /> M. The easement portion of a lot may be used in calculating the lot width and depth <br /> requirements for the purpose of meeting the standards as established by the Everett <br /> Zoning Code. <br /> N. Required Setbacks for Easement Access Lots. Units that do not have frontage on the <br /> public street will be required to meet the following setbacks: <br /> 1. Front yard setback (orientation toward public street): twenty feet; <br /> 2. Side yard setbacks: five feet; <br /> 3. Side yard setbacks: five feet from easement access drive curb and twenty feet for <br /> detached/attached garage or parking area; <br /> 4. Rear yard setbacks: twenty feet; <br /> 5. Reduced setback modifications of these standards is permitted as defined in Section <br /> 18.28.210E of this chapter. <br /> 0. Re-orientation of Lots or Units. Lots that do not have frontage on the public street <br /> will be allowed to re-orient the lot or unit toward the easement access drive subject to <br /> compliance with the following standards: <br /> 1. Front yard setback: ten feet for single-family unit; twenty feet for detached or attached <br /> garage; <br /> 2. Side yard setbacks: five feet; <br /> 3. Rear yard setbacks: twenty feet; <br /> 4. Rear Lot Exterior Property Line Setback. The setback from the rear lot line of the <br /> parcel to be subdivided shall not be less than ten feet. The principal structure may not <br /> exceed fifteen feet in height if closer than twenty feet from a rear lot exterior property <br /> line; <br /> 5. Screening/landscaping is provided as required in Section 18.08.080 of this chapter; <br /> and <br /> 6. Driveway and Parking Area. The driveway and parking area may not exceed twenty <br /> feet in width in the front yard setback area. <br /> P. Easement Access Drive Landscaping Buffer. All required landscape buffers for <br /> easement access drives will be allowed to be included into the minimum lot area <br /> calculations for the lot upon which it is located. All required setbacks from easement <br /> access drives shall be measured from the curb. <br /> Q. All lots within an easement access short subdivision that are less than five thousand <br /> square feet in land area are required to comply with Everett Zoning Code small lot <br /> development standards. <br /> R. Duplex units are prohibited in easement access short subdivisions in single-family <br /> zones, except for existing duplex units constructed on a lot or lots prior to the adoption of <br /> this title. In the proposed short subdivision the existing duplex unit must be on a lot of not <br /> less than nine thousand square feet. <br /> 41 <br />
