To recap our <br /> conversation, below are Planning Department comments. <br /> 1) The attached document is a site plan from a previous building permit submittal. The <br /> front property line is right where the front parking lot pavement starts. Correct the <br /> location of the proposed sign so that it meets the setback. A six foot tall sign would <br /> be required to be setback 6" from the property line. From your measurement, that would <br /> put it at about 8.5 feet from the interior sidewalk edge. <br /> 2) In 1997, a Boundary Line Adjustment separated Bldg B (Sonrise) from Bldg A. Therefore <br /> Bldg B does not have property frontage on Airport Rd. The issue here is that all signs <br /> must be on-premise of the business/organization. Unless the properties have a Binding <br /> Site Plan to bind the properties together (which they do not); any off-premise sign <br /> either needs to be on a billboard or be granted an approval from a REV II - <br /> Comprehensive Sign Design land use application. I can give you a `clean' site plan to use instead of the one attached, if needed. <br /> We can chat over the phone about what needs to be submitted with this application. <br /> 3) The new code requires that monument signs be separated by 200 feet. The proposed <br /> monument sign is about 120 feet away from the existing monument sign in the middle of <br /> the property. That sign will either need to be removed or moved so that it's 200 feet <br /> away. The other option is to obtain a Variance for the separation. The outcome of a <br /> variance decision is up to the Hearing Examiner and takes some months to process. <br /> In order to have a sign here, I would suggest proceeding with the REV II application and <br /> moving or removing the other monument sign to meet the 200 ft separation.
