The permit was allowed to lapse without final approval (sheet
rock was last inspection).
*An electrical permit was pulled for the two-story addition- rough in approval for the upstairs was the only inspection
noted. No final approval.
*The photos clearly indicate that the current exterior deck has been built entirely without permits- lateral support of
the deck is not apparent.
*The photos clearly indicate that there has been a structural modification to the structure. The front windows have
been revised to doors and the windows above have been widened. This is a potential issue as the roof adjacent is
vaulted without collar-ties(and is not a scissor truss system). An engineer will be required to show that the revisions to
the front wall have not affected the roof system.
*The county records indicate that this is a two bath structure-the listings indicate that the building has two and 1/2
baths.
Also of note-the building was cited for being a duplex in 1999 without permits. No permits surround that citation
#1544-99.
My suggestion is that this be classified as an unlawful structure per Section 108.1.4 of the IPMC as it was altered
contrary to law. The law broken is Section R105.1 stating that permits are required.
