Casino Crestview Apartments <br /> Steve, <br /> I have reviewed your photo attachments and the letter describing the concerns relating to the deteriorated exit balcony <br /> serving the occupants at 611 West Casino Road. Additionally, I have visited the site and with the consent of occupants <br /> personally inspected the conditions there. <br /> Here is a summary of my findings and position in the matter. <br /> The second floor exit balcony has rotted and deteriorated conditions. This deterioration is primarily located at the <br /> "center east" supporting column at the floor connection. <br /> The structural floor framing of this balcony is severely damaged by rot at this location. <br /> These conditions are defined as Dangerous by IPMC code sections 108.1.5.3 304.1.1.5 and 304.1.1.12 <br /> The severely deteriorated balcony presents a life safety hazard to occupants,visitors and first responders that use this <br /> structure. <br /> It is my opinion that this balcony could fail or partially fail at any time. (Sagging of the structural frame was observed at <br /> the deteriorated area.) <br /> I strongly support enforcement action to abate these conditions. <br /> Temporary shoring of the balcony should be done immediately until a permanent repair can be made.
