Please review and respond to the <br /> comments below. These comments address building issues only. Additional revisions or additions may be <br /> required by other departments (such as Utilities, Planning or Fire). All references refer to the 2012 <br /> International Building Code (IBC), the 2012 International Fire Code(IFC), the 2012 International <br /> Mechanical Code (IMC), and the 2012 International Energy Conservation (IECC), as amended by the <br /> State of Washington and adopted by the city of Everett.The current IBC referenced standard for <br /> accessible design is the 2009"Accessible and Usable Buildings and Facilities"(ICC/ANSI A117.1). Federal <br /> ADA regulations and standards may be more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to provide the <br /> Building Division with two complete new sets of construction documents reflecting the <br /> corrections requested. <br /> 1. All areas must be fully dimensioned or to scale. The occupant load of each space must be <br /> determined. Occupant loading of customer areas with non fixed seating is based on the <br /> gross area of the space divided by an occupant load factor of 15 square feet per person. An <br /> occupant load of greater than 50 would require two exits, panic hardware, outward swinging <br /> doors, etc. <br /> 2. A 60 inch wide by 56"deep clear space is required around the water closets (ANSI A117.1, <br /> section 604.3). The sink cannot infringe upon this space. <br /> 3. An 18 inch clearance is required at the latch side of a door on the pull side (ANSI A117.1, <br /> section 404).
