Please review and respond to the comments below. These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the 2012 International Building Code (IBC), the 2012 International Fire Code(IFC), the 2012 International Mechanical Code (IMC), and the 2012 International Energy Conservation (IECC), as amended by the State of Washington and adopted by the city of Everett.The current IBC referenced standard for accessible design is the 2009"Accessible and Usable Buildings and Facilities"(ICC/ANSI A117.1). Federal ADA regulations and standards may be more restrictive. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two complete new sets of construction documents reflecting the corrections requested. 1. All areas must be fully dimensioned or to scale. The occupant load of each space must be determined. Occupant loading of customer areas with non fixed seating is based on the gross area of the space divided by an occupant load factor of 15 square feet per person. An occupant load of greater than 50 would require two exits, panic hardware, outward swinging doors, etc. 2. A 60 inch wide by 56"deep clear space is required around the water closets (ANSI A117.1, section 604.3). The sink cannot infringe upon this space. 3. An 18 inch clearance is required at the latch side of a door on the pull side (ANSI A117.1, section 404). The sink cannot infringe upon this space (restroom).
