J. When the individual dwelling units in a duplex are attached by a non-residential <br /> portion of the structure, such as a garage or storage building, the attachment between <br /> dwellings shall measure at least 50% of the length of each wall to which it attaches and <br /> be a minimum of one story in height. <br /> Section 25. Section 1 of Ordinance No.2310-98, as amended (EMC 19.07.020.B), <br /> Regulations for Accessory Buildings, which reads: <br /> B. The combined total square footage of all accessory buildings, whether attached or <br /> detached, shall not be more than fifteen percent of the total lot area or one thousand <br /> square feet, whichever is less; provided, that up to five hundred square feet of an attached <br /> garage constructed as an integral part of the dwelling (with a substantial connecting roof <br /> structure, and sharing a common wall between the garage and dwelling) shall be <br /> exempted from the calculation of accessory building size. See subsection K of this <br /> section for an exception to this requirement. <br /> is hereby amended to read as follows: <br /> B. The combined total square footage of all accessory buildings, whether attached or <br /> detached, shall not be more than fifteen percent of the total lot area or one thousand <br /> square feet,whichever is less; provided, that up to five hundred square feet of an attached <br /> garage constructed as an integral part of the dwelling shall be exempted from the <br /> calculation of accessory building size. See subsection K of this section for an exception <br /> to this requirement. Integral shall mean a common wall attachment between the garage <br /> and dwelling, which includes a minimum of 50% of the width of the first floor façade <br /> comprising the connection. In addition there shall be a substantial connecting roof <br /> structure which encompasses both the garage and dwelling. <br /> Section 26. Section 27.010 of Ordinance No.1671-89, as amended by Section 42 of Ordinance <br /> 2397-99 (EMC 19.27.010), is hereby repealed. <br /> Section 27. Section 28.010 of Ordinance No.1671-89, as amended by Section 46 of Ordinance <br /> 2397-99 (EMC 19.28.010), is hereby repealed. <br /> Section 28. Section 49 of Ordinance No. 2397-99, as amended, (Table#34-1 of EMC <br /> 19.34.020), is hereby amended by the addition of the following parking standards: <br /> Carpet Store 1 per 600 square feet <br /> Consumer Services 1 per 600 square feet <br /> Shopping Center 1 per 300 square feet <br /> Marinas See Section 34.030 <br /> 17 <br />
