§ 92.252(i). Income limits, as provided at 24 CFR § 92.252, are those set and <br /> revised periodically by the U.S. Department of Housing and Urban Development and <br /> are based upon median incomes in the Seattle-Bellevue, WA HUD Metro FMR area <br /> and adjusted to household size. These limits are available at <br /> http://www.hud.gov/offices/cpd/affordablehousinq/programs/home/index.cfm, the <br /> HOME program website. <br /> VI. RENT RESTRICTION PROVISIONS <br /> Gross monthly rent for the HOME-Assisted Units, shall not exceed the rent limitation <br /> as provided at 24 CFR § 92.252(a), and as amended, and as specified in Section III <br /> C of this Loan Agreement. Annual rent limits for HOME-Assisted Units in the <br /> Seattle-Bellevue, WA HUD Metro FMR area are published by the U.S. Department <br /> of Housing and Urban Development at the HOME program website at <br /> http://www.hud.gov/offices/cpd/affordablehousing/programs/home/index.cfm. These <br /> limits incorporate average occupancy per unit and adjusted income assumptions. <br /> The Agency shall be responsible for utilizing the current annually adjusted rent limits. <br /> The County shall make a copy of the current year's rent limits available to the <br /> Agency upon written request. <br /> If a HOME-Assisted Unit also receives a project-based rental subsidy or the tenant <br /> receives a federal or state direct rental subsidy, and the household pays a <br /> contribution toward rent not more than thirty (30%) of the household's adjusted <br /> income, then the maximum rent (i.e., tenant contribution plus rental subsidy) is the <br /> rent allowable under the federal or state rental subsidy program. <br /> Seven of the eight units in the Project are subsidized with a project-based voucher <br /> Housing Assistance Payments (HAP) contract from HASCO, ensuring that residents <br /> pay just 30% of their income towards rent. <br /> Gross monthly rent incorporates an allowance for tenant-paid utilities (excluding <br /> telephone and cable TV), which is deducted to determine the maximum net monthly <br /> rent payable by the tenant. <br /> VII. REQUIRED ASBESTOS AND LEAD BASED PAINT MITIGATION <br /> Recommendations for Asbestos and Lead Based Paint mitigation included in the <br /> reports completed by NVL Labs on July 21 & 22, 2015 for Asbestos, and on August <br /> 6, 2015 for Lead Based Paint must be followed: <br /> A. Requirements for Lead Based Paint discovered at 3228 and 3230 Norton: <br /> 1. Lead-based paint was discovered during the lead-based paint risk <br /> assessment of the duplex on July 17, 2015.
