I. <br />Terry, <br />Here is some information for you on the existing Family Tree Apartments - Tenant Improvements, at 10110 19th Avenue <br />SE #R200 in Everett, WA 98208. <br />Mercy Housing Northwest is a non-profit developer in Seattle that is applying for permits to do Tenant Improvements <br />and Repairs on 11 existing 3-story multi-family apartment buildings, totaling 149 dwelling units <br />They also are just re-siding one 3-story, community building (accessory R-2 structure to the site) and 1 small single story <br />maintenance building, all in the same complex. <br />The tenant improvements at the 11 buildings (A — K) will include replacing (existing with new): <br />- Baseboard and wall fan heaters, <br />- Bath & whole house exhaust fans <br />- New energy efficient lights throughout the interiors and exterior wall mounted lights (existing site light pole <br />fixtures are to remain) <br />- New water saving faucets, sinks, and toilets, and related angle stop valves (existing piping and drain lines to <br />remain <br />- New lower flow showerheads, tub spouts and trim kits, though existing shower surrounds and valves to remain <br />- Appliances <br />- Cabinet doors and some select cabinets <br />- Carpet and sheet vinyl flooring <br />- Painting existing interior and exterior doors <br />- New lever door hardware <br />- existing vinyl siding will be removed, and new cementitious siding (either Hardieplank or Certainteed) and paint. <br />- Some voluntary structural seismic upgrades, including: <br />o Some new exterior shear plywood to replace existing some (not all) of the exterior gypsum wall board <br />sheathing, at select locations at each bldg. (approx. 50 lineal feet at the first floor of bldg.'s A-K) <br />0 3 new concrete grade beams at Bldg I only, to connect 3 existing column footings <br />o Two rotten exterior unit deck repairs at Bldg I(detailed in the architectural plans) <br />o We will also submit a structural seismic report with 8.5x11 plans and calculations to supplement our full <br />size plans for the limited structural improvements. <br />- Replacing sections of exterior deck walkway waterproofing at Bldg's A— K(per plans) <br />- Painting existing deck railings <br />- Limited site work @ one small portion of exterior sidewalk, to make it accessible at Bldg K <br />- No work scheduled at existing parking lots or striping, driveways, nor site light poles <br />- No grading or exterior utility work <br />The total valuation of construction is scheduled at $3.675 million. <br />I will fill out 13 bldg permit applications, and will break out the value by building. <br />A general contractor has been selected, but the project will be bid to subcontractors. <br />
