CITY OF EVERETT <br />PLANNING DIRECTOR DECISION <br />Review Process II #10-018 <br />December 7, 2010 <br />The City of Everett P1aruling Director grants approval of a request by Patrick O'Conner to construct <br />an 22' x 24' detached garage with horizontal lap siding and composite roofing with a pitch of b:12, up <br />to a maximum height of 20 feet, located at 1105 Rockefeller Avenue with the following conditions: <br />1. Any change to the design, square footage and/or roof pitch oi the proposed garage requires <br />Planning Director approval. <br />2. A covenant acceptable to the City Attorney's office shall be recorded on the title to the <br />property stating that the property owner acknowledges the requirements of EMC 19.07.020, and <br />stating that the use of any accessory structure is limited to accessory activities permitted by the <br />zone in which the property is located, and that the accessory building shall not be converted to <br />living area or used for any purposes which are not in full compliance with zoning and building <br />code requirements. <br />3. The garage's siding and roofing material must be compatible with the existing dwelling. <br />Chapter 7 of the Everett Municipal Code (EMC) states that the Planning Director may look at such <br />factors as view obstruction, aesthetic impact on surrounding properties, and impact on neighborhood <br />charaeter. The Planning Director approved the detached garage based on the follo���ing: <br />The subject property is a 5,495 square foot lot with a 1,862 gross square foot dwelling unit; an <br />eYisting 400 square foot detached garage will be demolished for the project. The proposed 528 square <br />foot, detached garage with storage above will be located to the northeast of the residence and <br />accessed from the alley. The garage has been designed to compliment the residence and the <br />surrounding neighborhood. The garage should not obstruct views. The eYisting garage was certified <br />as having nonconforming setback from the north lot line under NCB #10-027.
