C� <br />Ted Budden <br />From: Ted Budden <br />Sent: Tuesday, August 27, 2013 1:25 PM <br />To: Cynthia Keirsey <br />Subject: 1611 Walnut Ave. <br />Hello Cindy, <br />I wanted to get back to you concerning our inspection on 8/23/13 at 1611 Walnut Ave. I have prepared this brief <br />summary of my observations for your review. <br />1.) The side sewer that serves this house is not connected to the city sewer system. The piping is broken and appears to <br />have been tampered with by someone. The piping itself is not an approved type for use for a sanitary sewer. Portions of <br />the side sewer are exposed and open, presenting a health hazard. <br />2.) No smoke alarms were installed in the dwelling. <br />3.) The domestic hot water tank that serves this house is installed in an unsafe and code prohibited manner. The <br />pressure and temperature relief line that has been installed on this tank is installed incorrectly by using prohibited <br />materials and installation methods. The electrical connections on the hot water tank are exposed and open. The tank <br />also lacks seismic strapping. <br />4.) The exterior of the building is incomplete and deteriorating. The siding materials (vinyl) are not completely installed <br />and where siding is provided the flashings and trim pieces are missing or incorrectly installed allowing moisture to enter <br />the structure. Portions of the roofing are incomplete and or missing, allowing water to enter the structure. <br />5.) The laundry area plumbing has broken piping and is not functional. <br />6.) The front steps have settled to the point that they are no longer safe for use. The risers on these steps exceed code <br />allowable dimensions. <br />7. ) The rear porch/ deck is badly deteriorated and is being propped up with blocks of wood. The stairs and railings that <br />serve this porch are loose and deteriorated. <br />8.) A yard drain has been installed to collect surface water @ the rear yard. Tl�is drain is installed in a manner that is in <br />violation of the adopted codes. This yard drain appears connected to the sanitary sewer system in a manner that allows <br />debris to enter the system and is not protected by a gas trap. <br />This installation may have caused or contributed to the sewer system failure as mentioned above. <br />I strongly support your actions and recommend that this building be condemned as per the IPMC. <br />Regards <br />Ted Budden <br />
