Comment responses below: <br />Ventilation calculations have been located on the foundation plan sheet, A2. Vents have <br />been located in accordance with 2009 (W)IRC. <br />2. Anchor bolts are located on foundation plan in accordance with building code. Note added <br />on sheet A2 to use minimum of two anchor bolts per piece of sill plate. <br />3. Moisture barrier in crawl space added to details on A3, A4, A5. Note added on sheet A2. <br />4. Cripple wall condition does not occur. Foundation to be cast to underside of mudsill to be <br />replaced at entirety of new foundation. <br />5. Connectors for joining post/footing post/beam specified and called out in details, sheet A3 <br />and A5. Connectors to be Simpson Strong Tie (or equal) high capacity connectors bolted to <br />footing and attached to structural members via galvanized lag screws. <br />6. Insulation called out in details on A3, A4, A5. insulation to be R-30 kraft-faced insulation <br />installed tight to underside of floor. <br />Details provided on sheet A4 and A5 showing condition at back of house (existing mud room <br />to remain), and at front of house. Additional plan information on A2 added to clarify nature of <br />existing foundation at back of house. <br />8. Height calculation on A1 uses points taken at the corners enclosing the entire structure. <br />Height limit in previous submission listed as 146'-3" above a base height of 108'-3". This is <br />corrected to show 136'-3" maximum build height (28'). Elevation added on new sheet A2a <br />showing south elevation. Note the height of structure not to be increased by new foundation. <br />New foundation intended to replace insufficient and deteriorated concrete perimeter footing <br />and to level building. <br />
