These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested, along with a reduced set of plans no larger than 11" x 17". 1. Construction documents shall define the scope of the work to be done and clearly show in detail that it will conform to the provisions of the International Residential Code (IRC). 2. Decks shall be designed for both vertical and lateral loads. R507.1 IRC ( See figures R507.2.3 & R507.2.3 (2)) show locations and specify connectors proposed to resist lateral loads. 3. Ledger attachments shall be per table R507.2 IRC. Lag screws, bolts and washers shall be hot- dipped galvanized or stainless- steel. 4. Provide stair section and details. Show all stair components and attachments including stringers, handrail, guardrail, rise, run, and landings. 5. Specify all footings to rest on undisturbed soil not less than 18" below the finished grade. Show footings size and location on plans.
