PL/BL/C WORKS
January 30, 2015
Peter Vincent
3827 Broadway
Everett, WA 98201
Subject: Project: Vincent
Job Address: 2027 74" St
Plan Check No: C1412-019
Dear Mr. Vincent:
In response to your application for a construction permit, your plans have been examined and
you are advised that the issuance of a permit is being withheld for the reasons listed below.
These comments address building issues only. Additional revisions or additions may be
required by other departments (such as Utilities, Planning or Fire). All references refer to the
(2012 International Building Code,) (2012 International Residential Code,) as amended by the
State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the
City of Everett, unless stated otherwise.
In order for the processing of your application to continue, it will be necessary to
provide the Building Division with two new complete sets of drawings reflecting the
corrections requested, along with a reduced set of plans no larger than 11"x 17".
1. Provide lateral analysis prepared by a licensed WA state structural engineer for wind and
seismic loading. All braced wall panels shall be clearly marked.
•2. Specify size and spacing of all framing members labeled 'existing framing to remain."
3. Specify minimum header size at all openings in bearing walls where loading has changed
from additional floor and/or roof loads.
4. Provide one-hour fire-resistance rated wall assembly detail for walls located in 5'-0"side
yard setback. Identify 1-hour fire-rated walls on plan view.
5. The maximum an overhang can project into the 5'-0"side yard setback is 18" per the
City of Everett zoning code. If a structure is certified as an "existing non-conforming"
structure the overhang can project a maximum of 18" measured from the existing
structure (per zoning code). But in all cases, the building code does not allow
projections less than 2'-0"from the property line. The plans show a 24"overhang,
please correct on west side.
CITY OF EVERETT• 3200 Cedar Street • Everett, WA 98201 • (425) 257-8800 • Fax (425) 257-8882
S:\lCommon\Clerical\]Heilman\C1412-019(2027 74th ST).doc
