The fire damage appears to be limited to the chimney <br /> area on the west side of the existing 2-story residence. We also were present with Ted Budden of the <br /> City of Everett building department on 2/18/15 for their fire damage walk-through inspection. The <br /> following are our recommendations and/or requirements for repairs based on our site observations as <br /> well as our on-site discussion with Mr. Budden during their inspection walk-through. <br /> Structural Framing: <br /> 1. Based on our observations of the limited areas that were exposed for observation at the time of <br /> our site visits,structural framing repairs are generally limited to several 2x4 roof rafters that <br /> were either charred from the fire or saw-cut by the fire department during firefighting <br /> operations. See attached structural repair sketch SK-1 for a section cut through the exterior <br /> wall showing required structural(and non-structural)repairs for the roof framing. <br /> 2. The existing wood-framed chimney will need to be removed and reframed due to fire damage <br /> and also to meet current code requirements for clearances between the flue and the <br /> combustible framing. The new wood-framed chimney should be framed with new 2x4 @ <br /> 16"oc maximum framing with upsized dimensions which meets the clearance requirements for <br /> chimneys as per IRC Chapter 18"Chimneys and Vents"and per the new wood stove <br /> manufacturer's instructions. The new chimney wall returns should be nailed to the existing <br /> exterior wall of the house with minimum 16d @ 6"o/c nails,full height of the chimney. <br /> Non-Structural/Code Items: <br /> 3. The existing wood stove on the main floor does not meet code and will need to be removed <br /> and replaced per our discussion with Mr. Budden. The new stove will need to meet the <br /> clearance requirements to the combustible walls of the fireplace as well as adequate hearth <br /> width. A new fireplace hearth may need to be installed to meet code and stove manufacturer's <br /> requirements. <br /> 4. Per our discussion with Mr.Budden,the contractor will need to verify and/or provide smoke <br /> and CO detectors at all locations required by the IRC for single family residences.
