PLANNING DIRECTOR CERTIFICATION <br /> NON-CONFORMING BUILDING#04-024 <br /> Applicant: Henry & Constance Chapman, 5102-33`d Ave. W, Everett, WA 98203 <br /> i <br /> Description of property structure(s) and parcel(s) being certified: <br /> Site Address: 5102—33'Avenue West <br /> Legal Description: Easterly 54 Feet Lot 5 BLK 3 Shore Acres Add <br /> Tax Identification Number: 00571700300501 <br /> Zoning: R-S Suburban Residential <br /> Description of Non-conformities: The site is developed with a single-family residence. ! <br /> According to Snohomish County Assessor's records the above residence was <br /> constructed prior to December 1, 1961. <br /> The single family residence fails to meet the required twenty foot front setback from the <br /> eastern property line, as well as the twenty foot rear setback from the western property <br /> line. <br /> The site was approved as a legal non-conforming lot on February 3, 2005 by the City of <br /> Everett Hearing Examiner based on an appeal of the City's determination. See Review <br /> Process 1#04-028 and Appeal#04-001 for details. <br /> Decision: I hereby find that the use and setbacks for the above structure(s) are <br /> recognized as legal non-conforming and meet the City of Everett Zoning Code in effect <br /> at the time of construction.
