C. Building Height, Residential buildings. Residential buildings, or the residential portion <br /> of mixed-use buildings, may exceed 75 feet in height up to a maximum height of 125 feet <br /> using Review Process II, provided that: <br /> 1. The City determines that there is no significant adverse impact due to the extra <br /> height. <br /> 2. The height of any portion of the building shall not exceed the distance that portion of <br /> the building is setback from the residentially zoned lot. <br /> 3. The site includes a minimum of 200 square feet of usable open space per dwelling <br /> unit at or near the grade level for either the private use of residents or for general use <br /> by residents and customers of mixed-use commercial and residential development on <br /> site. All balconies located above the ground floor and within 75 feet of and facing a <br /> residentially zoned lot shall feature a railing system that is at least 50 percent opaque. <br /> That is, 50 percent of the area below the railing must be a sight-obscuring structure.
