E. Service Areas and Mechanical Equipment. Service areas (loading docks, trash dumpsters, compactors, recycling areas, and <br /> mechanical equipment areas) shall be located to avoid negative visual, noise, odor, or <br /> physical impacts on the street environment and adjacent residentially zoned properties <br /> and to residential units on the subject property. The City may require evidence that such <br /> elements will not significantly impact neighboring properties or public areas. (For <br /> example, the City may require noise damping specifications for fans near residential <br /> zones.) <br /> 2. Service areas must not be visible from the sidewalk and adjacent properties. Where the <br /> City finds that the only option for locating a service area is either visible from a public <br /> right-of-way or space or from an adjacent property the area must be screened with either <br /> landscape or structural screening measures provided in Regulation E.7 below. <br /> 3. Ground-mounted mechanical equipment must be located and screened, if necessary, to <br /> minimize visual and noise impacts to pedestrians on streets and adjoining properties <br /> 4. Roof mounted mechanical equipment must be located and screened so the equipment is <br /> not visible within 150 feet of the structure when viewed from the ground level of adjacent <br /> streets or properties. Match the color of roof mounted equipment with the exposed color <br /> of the roof to minimize visual impacts when equipment is visible from higher elevations <br /> nearby. <br /> 34 <br />
