b. Modulated roof line. Buildings may qualify for this option by modulating the roof
line of all façades visible from a street, park, or pedestrian pathway per the following
standards:
(1) For flat roofs or façades with a horizontal fascia or parapet, change the roofline so
that no unmodulated segment of roof exceeds 60 feet. Minimum vertical
dimension of roof line modulation is the greater of 2 feet or 0.1 multiplied by the
wall height(finish grade to top of wall);
(2) For gable, hipped, or shed roofs, a slope of at least three feet vertical to 12 feet
horizontal; or
(3) Other roof forms such as arched, vaulted, dormer, or saw-toothed may satisfy this
design standard if the individual segments of the roof with no change in slope or
discontinuity are less than 60 feet in width (measured horizontally).
Figure 318.080-8
Acceptable means of providing roof modulation
60' 60' 60' 60'
max max max max
1
60 60' 60'
max max i max
c.
