These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested. 1. Provide detail of One-hour Fire-resistant construction for the wall between dwelling units in the space converted from storage to living space. Protection is required from both sides. 2. Exterior walls are required to be insulated to minimum R-21, a 2x4 wall with a 2x2 added to the edge does not provide sufficient depth for R-21 insulation without compressing the insulation. Provide assembly with a minimum thickness of 5-1/2 inches. 3. Show required energy credits (0.5 required) from table 406.2 Washington State Energy Code (WSEC). Option chosen and the specific requirements for that option shall be shown on the plans. 4. Provide attic ventilation calculations. Show required ventilation on plans. 5.
