Mold has been present in the <br />closets az�d on the baseboards in ciamp areas. Mold was seen growing inside di•esser drawers <br />inside the bedroom and in sniall quantities oii the bzseboards and in the closets. The owners <br />have t•emoved clotl�uig and cleaned visible znold but it reappears after a short time. Upon enriy <br />to the unit a distinct mold odor is present. <br />Water has been leaking into the unit tluough the exterior slider during rain storms. "This was not <br />evident at the tinne of inspection but motd was present at the base of tixe sliders. Moisture checks <br />did not z�eveal moisture readings above 17% (the level whe�•e mold niap grow) but there had not <br />been significant rain fflz• several days. A drip-t1u•ough deck was attached ahove the exterior <br />sliders seiving the upper unit. Extexior sealing fiom t1�e weatlier was wood nim anc! caulk (caulk <br />dependent). <br />Maistu�•e testing o:f the walls in tl�e becirooms, ent�y haltway, batf�•oom and the kitchen ranged <br />fiom 8-12%. This was within the normal range. Tliere had been a moisture event in the past <br />tluough the ceiling of fhe entiy. There was evidence of a repair. No significant moishu•e was <br />found. � <br />Moving to the dining and living area, l�eavy inoisture was found in the carpet next to the dining <br />xoom tivall. Moisture above 17% was also regisiei•ed six inches fiom the floor along a six foot � <br />length of the wail. Readings above the six inch line went dawn but were elevated ahove 12% up <br />to four feet where tlxe �xtoisture level went below 12%. Upon close examination the wallboard up <br />to 48 inches and covering 30 square feet was soft with nail pops showing. 'I'his suggests an <br />ongoing or water leak issue, likely ove�• an extended period. Inspecting tlie exterior breezeway <br />wall oufside the dining room �•cvcaled two issues. The walkway was above the sill line ar�d v��lule <br />cedar Iap siding was used there was no pz'otruding base flashing. The base siding was in excess <br />of 17"/o moishu�e as tivas a section directly below the upper walkway/deck. The tenants indicated <br />it was routine to hose the decks and the walkways with water. It appears likely tlus practice has <br />forced water inside unit l 03 wetting the interior of the apartment coi�tinually over an extended <br />period af tirne. f <br />The carpet appeared to be old and veiy �voin. The vacuum cleaner was inspected and a high <br />quantity of lang carpet fibers was found inside. The amount was significantly more than is <br />usually seen. The amount of dut and hair was in the normal range. This suggests the catpet tivas <br />deteriorati��g and breaking loose fi•om its backing. <br />A moishue cl�eck of tIie �edroom extei•ior and interior fotind elevated moisttue around the base <br />of tlie window e:cteriors, generally at the edges of the wix►dows.
