In response to the application for a building and combination mechanical permit, the plans have been examined and you are advised that revisions may be necessary before a permit can be issued. Please review and provide a written response to the comments below. Plan review will resume when the requested information is submitted. All required submittals must be of sufficient detail and information to ensure that the proposed structures will be constructed in compliance with all adopted codes, with two sets of drawings submitted for revisions. Building 1. A change of use to engine repair from auto detailing triggers mechanical exhaust for the space and for source specific exhaust, per IMC section 502.14 and IBC section 406.8.2. The only exception to the mechanical exhaust requirement is for oil changes, where the engine of the vehicle is operated only to move the vehicle in and out of building. a. To qualify for the exception to this code requirement, please respond on signed company letterhead by the owner of KS Auto, indicating the business license, with the details listed below. i. Please identify the specific motor vehicle services to be provided by KS Auto, to indicate that engines are operated inside the building only for the duration necessary to move the motor vehicle in and out of the building. ii. Otherwise, please submit mechanical ventilation plans with equipment schedules to provide outside air and exhaust for the service bays and mechanically operated source capture systems for the individual vehicles. Upon resubmittal of the drawings, your application will be given priority and plan review will recommence. Applicable codes include the 2012 International Building Code, the 2012 International Fire Code, the 2012 International Mechanical Code, and the 2012 Washington State Energy Code (WSEC) as amended by the State of Washington and adopted by the City of Everett. Revisions or additions may be required by other departments (such as Utilities, Planning, or Fire).
