IBC sections 1106.1 and 1106.5 require a van accessible parking space where 1 to 25 <br />parking spaces are provided. The parking lot striping was altered without permits. <br />a. A facility that is altered should compiy with applicable sections of requirements <br />for new construction, unless technically infeasible, per IBC section 3411.6. The <br />�p1 <br />G����� <br />parking lot striping is being altered. <br />b. Where an alteration affects the accessibility to a primary function, the route to <br />the primary function area shouid be accessible, per IBC section 3411.7. <br />i. The cost of providing the accessible route is not required to exceed 20 <br />percent of the costs of the alterations affecting the area of primary <br />function. <br />c. Additionally, the parking lot striping design appears to be new in comparison to <br />the aerial photograph. New construction should be shown on the drawings to <br />provide accessible parking. <br />The access aisle of 8 feet should be marked for the full width of the required aisle, not <br />just five feet as submitted, per ICC/A117.1-2003 section 502.4.4. <br />Parking signage should be shown on the drawings to comply with IBC section 1110.1 <br />and ICC A117.1-2003 section 502.7. The minimum height to the underside of the sign <br />is 5'-0" above adjacent grade. <br />b� �v�� �F. The drawings show a second accessible parking space not shown on the plan. The plan <br />��' ✓ shows an additional non parking striped aisle. Please clarify and resolve so that the <br />� plans and details match. <br />� <br />�Applicable codes include the 2012 International Building Code (IBC), the 2012 International Fire <br />Code (IFC), the 2012 International Property Maintenance Code (IPMC), and the 2012 <br />Washington State Ener�y Code (WSEC). The IBC reference stand�rci for accessible design is <br />the 2009 Accessible and Usable Buildings and Facilities ICC/A117.1-2003 (ICC/ANSI). Federal <br />ADA regulations and standards may be more restrictive. <br />These comments address building issues only. Revisions or additions may be required by other <br />departments (such as Utilities, Planning, Public Works, Traffic, or Fire). All required submittals <br />must be of sufficient detail and information to ensure that the proposed structure will be <br />constructed in compliance with all adopted codes.
