d. A sign plan is required prior to final approval and must be approved by the <br /> director and city engineer. All signs shall be installed prior to final approval. (Ord. <br /> 2328-98 § 7(F)(17), 1998) <br /> and is hereby amended to read as follows: <br /> d. For all subdivisions and cluster subdivisions, a sign plan is required prior to final <br /> approval and must be approved by the director and city engineer. All signs shall <br /> be installed prior to final approval. <br /> Section 38: Section 7.F.20.a of Ordinance No. 2328-98, as amended by Ordinance No. <br /> 2536-01 (EMC 18.28.250),which reads as follows: <br /> Open space areas. <br /> Each division of land for a residential lot shall provide a minimum of six hundred <br /> square feet of private rear yard area as open space. The minimum dimension of <br /> required yard area shall be not less than fifteen feet. The director may permit the <br /> private rear yard open space area to extend into the side yard only when it is <br /> continuous from the rear yard area. In lieu of providing the required minimum <br /> open space on each lot in cluster subdivision or cluster short subdivisions, the <br /> director may approve a reduction of up to fifty percent of the area required for <br /> open space if an alternative for providing open space is provided and approved by <br /> the director in cluster subdivisions or cluster short subdivisions. Alternatives for <br /> private rear yard open space may include, but are not limited to, the following: <br /> A. Additional developed common recreation or playground area; and <br /> B. Private or public park or trail systems. <br /> and is hereby amended to read as follows: <br /> Yard areas. <br /> 1. Each division of land for a residential lot shall provide private yard area that is directly <br /> accessible from the living space within the house. For all lots, the private yard shall <br /> contain a minimum of 600 square feet of area with a minimum dimension of 15 feet. The <br /> director may permit the private rear yard area to extend into the side yard only when it is <br /> continuous from the rear yard area, and the side yard contains a minimum dimension of <br /> 10 feet. <br /> 2. The required yard area must be shown on the final plat or short plat map. <br /> Notwithstanding EMC Title 19, no accessory buildings or structures are permitted within <br /> the required yard area. The City will require a recorded notice on the title of each lot that <br /> prohibits placement of accessory buildings or structures within the required yard area. <br /> 3. For interior easement access lots, a second story uncovered deck may extend up to 15 <br /> feet into the required yard when it is located on the side of the dwelling,but not closer <br /> than 10 feet to any lot line. The maximum size for such a deck shall be 300 square feet. <br />
