Section 4: Section 1.F.46 of Ordinance No. 2328-98, as amended by Ordinance No. <br /> 2536-01 (EMC 18.04.080(46)), which reads in part as follows: <br /> 46. "Panhandle lot"means a lot where access is provided to the bulk of the lot by means <br /> of a narrow strip of land which is used principally for access purposes and is not intended <br /> to meet the full frontage or width requirements of the Everett Zoning Code. <br /> is hereby amended to read as follows: <br /> 46. "Panhandle lot"means a lot where access is provided to the bulk of the lot by means <br /> of a narrow strip of land which functions primarily to provide access and/or utilities to <br /> the lot and which has insufficient remaining width to permit a dwelling unit. <br /> Section 5: Section 7.E.2.b of Ordinance No. 2328-98, as amended by Ordinance No. <br /> 2536-01 (EMC 18.28.050.B.2),which reads in part as follows: <br /> 2. If a proposed project requires a dedication of right-of-way off an existing public street, <br /> one hundred percent of the dedicated area will be allowed to be credited toward meeting <br /> the minimum lot size of the proposed project. The applicant may use lot size averaging or <br /> specify the lot which the area will be credited to. For single-family lots, no individual lot <br /> shall contain less than four thousand square feet after the dedication, and excluding <br /> access easements. <br /> is hereby amended to read as follows: <br /> 2. If a proposed project requires a dedication of right-of-way off an existing public street, <br /> one hundred percent of the dedicated area will be allowed to be credited toward meeting <br /> the minimum lot area of the proposed project. The applicant may be required to distribute <br /> the credit evenly among all of the lots, rather than to apply all credit toward one lot. The <br /> Planning Director shall have the authority to modify lot area, dimensional requirements <br /> and setbacks in applying this requirement. For single-family lots, no individual lot shall <br /> contain less than four thousand five hundred square feet after the dedication, excluding <br /> access easements. <br /> Section 6: Section 7.F.2 of Ordinance No. 2328-98, as amended by Ordinance No. 2536- <br /> 01 (EMC 18.28.070), which reads in part as follows: <br /> 18.28.070 Divisions of land for nonconforming existing structures. <br /> is hereby amended to read as follows: <br /> 18.28.070 Divisions of land for nonconforming existing structures. This section applies to <br /> divisions or redivisions of land with more than one existing single-family residence on <br /> one lot. <br />
