#1j1P7A <br /> ORDINANCE NO. 2720-03 <br /> AN ORDINANCE amending the City's Zoning Code (EMC Title 19) <br /> to be consistent with the provisions of the City's Land Division Ordinance <br /> (EMC Title 18), superseding and amending Ordinance No. 1671-89, as amended. <br /> WHEREAS, The City Council adopted Ordinance No. 1671-89, amending the City of Everett <br /> Zoning Code; and <br /> WHEREAS, The City Council adopted Ordinance No. 2328-98, amending and updating the <br /> City of Everett Land Division Ordinance, which included revisions to standards related to the <br /> subdivision of land within the City of Everett; and <br /> WHEREAS, It is necessary to periodically review and amend ordinances and development <br /> standards to ensure that their intent and purpose are being adequately implemented; and <br /> WHEREAS,The Planning Commission, at the request of City staff, has initiated the review and <br /> update of the City's Land Division Ordinance and related standards of the Zoning Code; and <br /> WHEREAS,The Planning Commission held public workshops and public hearings on <br /> September 24, 2002; January 21, 2003; March 18, 2003; April 1, 2003; and July 1, 2003 to <br /> review staff recommended changes to the Land Division Ordinance and Zoning Code; and <br /> WHEREAS,The Planning Commission considered testimony at each public workshop from <br /> citizens, surveyors, builders, realtors and the Master Builders Association of King-Snohomish <br /> County related to the proposed amendments to the City's Land Division Ordinance and Zoning <br /> Code; and <br /> WHEREAS,The Planning Commission asked staff to consider and respond to concerns raised <br /> through the public participation process; and <br /> WHEREAS, Staff and the Planning Commission have incorporated many additional changes <br /> into the proposed amendments as a result of public testimony; and <br /> WHEREAS,The proposed amendments to the Land Division Ordinance and Zoning Code are <br /> consistent with the applicable provisions of the Everett Comprehensive Plan; bear a substantial <br /> relation to the public health, safety and welfare; and promote the best long term interests of the <br /> Everett community; and <br />
