These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested, along with a reduced set of plans no larger than 11"x 17". Please prepare a response letter showing where each item in this correction letter is addressed on the plan set. 1. Provide retaining wall designed by licensed structural engineer for CMU walls with pony walls on top. Provide detail(s) for each condition, joists parallel, joists perpendicular and no joists (at stairs) attached at top of wall. 2. Provide 2x6 wall with R-21 insulation between the basement and the unheated storage room, with exterior door. 3. Provide minimum 100 CFM fan in kitchen, vent to exterior. 4. The window well shall be minimum 9 square feet horizontal area with a minimum horizontal projection and width of 36 inches. 5. Provide natural light per section R303 International Residential Code (IRC) in the family room. If artificial light is to be used to meet the requirement provide the lighting schedule.
