y POBL/C WORKS
February 7, 2013
Mr. Gary Swett
2230 Madison St.
Everett, WA 98203
RE: Project: Restore Condemned Duplex and Office Mixed Use
Job Address: 2918 Hoyt Ave.
Plan Check No: CW1210-004
Dear Mr. Swett:
Thank you for the January 22nd resubmittal. I believe you have covered all of Meg's concerns.
I have to add a few more.
1. The front door to the flower shop should include an 18" maneuverability clearance on
the latch side in accordance with ANSI A117.1, 404.2.3.
2. The proposed water closet does not appear to meet the minimum requirements of IBC
Chapter 29 (State Amendment), which requires minimum fixtures for the store, or IBC
1109.2, which requires facilities to be accessible. Note that IBC 2902.1.1 does not allow
fixtures only accessible to private offices to be counted for compliance.
3. Since the occupancy separation is a fire "barrier" and not a fire "wall", the 3/4 hour
window (W-105) would not be required on the south side.
Please call me at 425-257-7264 if you have any questions. Also, please provide two copies of
any revisions.
Sincerely, _ h
Steve Miller
Associate Engineer
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8800 • Fax (425) 257-8882
S:\]Common\Clerical\SMiller\CW]210-004(2918 Hoyt Ave.).doc
