These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested, along with a reduced set of plans no larger than 11" x 17". 1. Provide section and/or details of roof framing show all components of roof structure. 2. Verify lateral abiliry of new roof planks. 3. Provide stair detail(s) including rise, run, stringer size, material and quantity, handrail size and location. 4. Provide guard detail. Specify spacing of intermediate balusters per section R312 IRC. 5. Specify size of footings supporting deck and roof structure. Footings shall rest on undisturbed soil not less than 12" below the finished grade. 6. Specify connectors at post/footing, post/beam and rafters to beam. 7. Specify size, species and grade of beam(s) supporting deck joists. 8. Show deck framing, including stair stringer connection to deck structure and beam(s) supporting stairs.
