2012 INTERNATIONAL RESIDENTIAL CODE <br />(Note: No Sectio�i R32�) <br />(Insert Facing Page 71) <br />SECTION R325 <br />ADULT FAMILY HOMES <br />R32S.1 Ceneral. "I�his section shall apply to all ne�vly <br />coiistructed aduh family hoines and all esisting single family <br />homes beinQ converted to adult faiuily hon�es. Tl�is section <br />shall not apply to those adult family homes licensed b�- the <br />State of Wasl�ington Department of Social aud I-lealth Services <br />prior to Jtily 1, 2001. <br />R325.2 Submittal standards. In addition to tliose <br />requirements in Section 106.1, the submittal shall identify the <br />project as a Group R, Division 3 Adult Family Home <br />occupancy. A floor plan shall be submitted identifying the <br />means of egress and the components in the means of eQress <br />such as stairs, ramps, platfomi lifts and elevators. The plans <br />shall u�dicate the rooms used for clients and the sleeping room <br />classification of each room. <br />R325.3 Sleeping room classification. Each sleeping room in <br />an adult family home shall be classified as: <br />1. Type S- VJhere the means of egress contains stairs, <br />elevators or platfonn lifts. <br />2. Type NS1 - Where one means of egress is at Qrade level <br />or a ramp cotistructed in accordance with R325.9 is <br />provided. <br />3. Type NS2 - Where two means of em•ess are at �rade level <br />or ramps constructed in accordance with R3259 are <br />provided. <br />R32�A T��pes of locldnh devices and door activation. <br />All bedroom and bathroom doors shall be openable fi�om the <br />outside when locl:ed. <br />Every closet shall be readily openable fi•om the inside. <br />Operable parts of door handles, pulls, latches, locks and <br />other devices installed in adult family homes shall be operable <br />with one hand and shall not requu•e tight grasping, <br />pinching or twistin� of the wrist. Pocket doors sl�all have <br />graspable hardware available when in the closed or open <br />position. <br />The force required to activate operable parts shall be 5.0 <br />powids (22.2 N) maximum. Required exit doors shall have no <br />additional locking devices. <br />Rec�uired exit door hardware shall unlock inside and outside <br />mechanisms when exituig the Uuild'uig allowu�g reentry into <br />the adtilt family home without the use of a key, tool or special <br />knowledge. <br />R325.5 Smoke aud carbon monoxide alarm requirements. <br />All adult family homes shall be equipped witli smoke and <br />carbon tnonoxide alanns installed as required ui Sections R314 <br />and R31�. Alaims sllall be installed in such a mam�er so that <br />the detection device wamu�a is audible fi�om all areas of the <br />dwelling upon activation of a single alann. <br />R325.6 Escape windows and doors. Every sleepin� room <br />shall be provided with emergency escape and rescue windows <br />as required Uy Section R310. No altematives to the sill height <br />such as steps, raised platfon7is or other devices placed by the <br />openings will be approved as meeting this requirement. <br />� Effective July 1, 2013 <br />
