yam,/ «„",ss 4; <br /> PLANNING DIRECTOR CERTIFICATION <br /> NON-CONFORMING BUILDING #01-007 <br /> Applicant: Cheryl Lindley, 2302 McDougall Ave., Everett, WA 98201 <br /> Description of property structure(s) and parcel(s) being certified: <br /> Site Address: 2302 McDougall <br /> Legal Description: Everett Plat of BLK 495 N %2 of Lot 31 & all of 32 <br /> Tax Identification Number: 4391-495-031-0004 <br /> Zoning: R-2, Single Family Detached Medium Density <br /> Description of Non-conformities: The site is developed with a single-family residence <br /> and a detached garage/accessory building. According to Snohomish County Assessor's <br /> records, the above structures were constructed prior to December 1, 1956. <br /> The residence does not meet the required ten-foot (10') street side setback from the <br /> northern property line. It appears a porch addition was made to the main residence <br /> sometime after December 1, 1956. Therefore, the enclosed porch can not be certified <br /> as legal nonconforming. <br /> The lot also fails to meet minimum lot width as established by the zoning code. Although <br /> the lot has not been formally certified as legal non-conforming, the issue has been <br /> addressed in this review. <br /> Refer to the attached site plan, provided by the property owner, for information regarding <br /> specific building setbacks, building height, and building dimensions. <br /> Decision: I hereby find that the use and setbacks for the above structure(s) are <br /> recognized as legal non-conforming and meet the City of Everett Zoning Code in effect <br /> at the time of construction.
