PLANNING DIRECTOR DECISION <br /> REVH 15-023 <br /> February 8,2016 <br /> The City of Everett Planning Director grants APPROVAL of a request by Theo Vervilles to build a 576 <br /> square foot detached garage up to 20 feet tall at 3015 2P Street with the following conditions: <br /> 1. The garage siding and roofing materials must be similar with the dwelling's materials. <br /> 2. A height survey is required to be submitted with the building permit application. <br /> 3. Any change in design,height,or square footage must be approved by the Planning Director. <br /> 4. An Accessory Building Covenant acceptable to the City Attorney's office shall be recorded on the <br /> title of the property stating that the property owner acknowledges the requirements of EMC 19.07.020, <br /> and stating that the use of any accessory structure is limited to accessory activities permitted by the zone <br /> in which the property is located, and that the accessory building shall not be converted to living area or, <br /> used for any purposes which are not in full compliance with zoning and building code requirements. This <br /> shall be recorded prior to issuance of the revised construction permits. <br /> Chapter 7 of the Everett Municipal Code(EMG}states that the Planning Director may look at such factors <br /> as view obstruction, aesthetic impact on surrounding properties, and impact on neighborhood character <br /> when evaluating a higher height for an accessory building than allowed by the zoning code. The Planning <br /> Director allowed the garage to exceed the 15-foot maximum height limit based on the following: <br /> The proposed.garage will be located behind the residence and accessed from the alley. The building will <br /> have a minimum roof pitch of 5:12 which is similar to the residence and will use roofing and siding <br /> materials similar to those on the house. The garage should not obstruct views. <br /> This is an administrative decision that may be appealed to the City's Land Use Hearing Examiner. An <br /> appeal must be filed with the City within 14 days of the date of this notice.
