To reinforce the historic residential character of the area. <br /> b. To reduce the apparent bulk and scale of large buildings. <br /> c. To enhance the pedestrian environment. <br /> d. To encourage the incorporation of design details into building facades that are <br /> attractive at a pedestrian scale. <br /> e. To promote architectural variety that adds visual interest to the neighborhood. <br /> f. To promote the use of durable materials which are appropriate for residential use and <br /> which reduce long term maintenance costs and depreciation. <br /> 2. Standards and Guidelines <br /> a. Building entrance. <br /> (1) Location of the entrance. The main entrance to each structure must face the <br /> street. The following are exceptions: <br /> (a) On corner lots the main entrance may face either of the streets or be <br /> oriented towards the corner. <br /> (b) For buildings that have more than one entrance, the planning director may <br /> require only one of the entrances to face the street,provided the building <br /> design meets the intent of the standards. <br /> (c) Entrances may face a shared landscaped courtyard, where the courtyard has <br /> a prominent walkway connecting directly to the public sidewalk. The <br /> courtyard and front yard access to the courtyard must be a minimum of 16 <br /> feet wide, except that porches may extend into the 16 foot wide area as <br /> shown in Figure 33. <br /> 68 <br />
