• <br /> The stairs/structure that were found to be of the greatest concern were adjacent to the apartments: H (106, 108, 206& <br /> 208), E (106,108,206&208), K(101, 103, 201 &203), F(102, 104,202&204), 1 (104, 106, 204&206), F(106, 108, 206& <br /> 208), M (101, 103,201&203),G (105, 107, 205&207), H (101, 103, 201 &303). <br /> The 2012 International Fire code(IFC)Section 1104.10 states that existing stairs in buildings shall be permitted to remain <br /> if the rise does not exceed 81/4 inches and the run is not less than 9 inches and that existing stairs can be rebuilt. Most of <br /> the stairs were found to have the uppermost stair rise greater than 81/4 inches. <br /> The City of Everett has adopted the 2012 International Property Maintenance code (IPMC). The IPMC has several <br /> provisions that regulate minimum standards for all structures within the City. Section 108.1.5 Dangerous structure or <br /> premises, states that for the purpose of the code,any structure or premises that has any or all of the conditions or <br /> defects described below shall be considered dangerous. Of the items listed, Items 1 and 2 and 3 (see attached) are <br /> noted by the City to declare the Buildings at 1926 West Casino as Dangerous (see attached). <br /> Your attention and cooperation in this matter is greatly appreciated. If the stairs are not made safe immediately, it will <br /> be necessary for the City of Everett to condemn the buildings in order to mitigate the immediate life-safety danger to <br /> the occupants. We expect that several of the stairs can be made temporarily safer by shoring up the stairs that are in <br /> danger of collapse. We will expect an engineering analysis of the structural safety of all of the exterior stairways on site <br /> to be completed by a design professional licensed by the State of Washington and submitted to the Building Division of <br /> the City of Everett for review. We do not need a permit for the immediate shoring/safing of the stairs. <br /> Drawings,calculations and permits will be required for stairs or structure that need to be rebuilt, replaced or repaired <br /> after the immediate shoring/safing has been completed. <br /> Once again I thank you for your already quick response in addressing these issues.
