CITY OF EVERETT <br /> NOTICE OF ISSUANCE <br /> PLANNED ACTION DETERMINATION <br /> SEPA#09-004 <br /> Notice is hereby given that on 1/22/2009,the City of Everett Planning and Community <br /> Development Director designated the following project as a Planned Action pursuant to RCW <br /> 43.21C.031(2)(a)and City of Everett Ordinance No. 2213-97. A SEPA threshold determination <br /> is not required for this proposal per 43.21 C.031 RCW. <br /> DESCRIPTION OF PROPOSAL: The proposed action is issuance of permits to allow <br /> construction of five industrial buildings on a 35.7-acre site. The buildings would range from <br /> 36,775 square feet to 116,300 square feet in size. Total square footage of the buildings would be <br /> 357,450 square feet, (71,490 s.f. office; 268,088 s.f.warehouse; and 17,872 s.f.manufacturing). <br /> A total of 475 parking spaces would be provided along with access, loading,utility and drainage <br /> improvements. <br /> A binding site plan has been requested in order to allow each building on a separate lot. The <br /> Applicant also requested a modification of the building modulation standards of the Concomitant <br /> Agreement which applies to this property(REZ#5-86). <br /> PROPONENT: Panattoni Development Co. <br /> Attn: Patrick Gemma <br /> 6840 Fort Dent Way, Suite 350 <br /> Seattle, WA 98188 <br /> LOCATION: 6301 - 36th Avenue W. <br /> ZONING: M-1, Office and Industrial Park <br /> GENERAL PLAN: 5.4: Office and Industrial Park <br /> The City of Everett Planning and Community Development Director has determined that: <br /> • The project is located within the boundaries of the Southwest Everett Subarea Plan. <br /> • The zoning designation of the property upon which the project is proposed is consistent with <br /> those designations analyzed in the Southwest Everett/Paine Field Subarea Plan and EIS, <br /> December 1996. <br /> • The proposed use is consistent with the uses and intensities allowed in the City's <br /> development regulations and is listed as,a use analyzed in the final EIS,Tables 3.1-1 and 3.1- <br /> 2. <br /> • The project is a use that implements the Subarea Plan; and the project's significant <br /> environmental impacts have been adequately addressed in the SW Everett/Paine Field <br /> Subarea Plan EIS. <br /> • The project's significant adverse environmental impacts will be mitigated through the <br /> application of the mitigation decision document.
