Building Permit Application for Buildings A and B, 6301 36th Ave. W <br /> File:B1406-37, 81406-38 <br /> Dear Mr. Fadden, <br /> The Planning Department reviewed the plans submitted for construction permits for the two proposed <br /> industrial buildings on 36th Ave W. Prior to approval of the plans, please provide the following <br /> revisions/additional information: <br /> 1. Revised Landscape Plan (3 copies)—The rezone contract for this site (Ord. No. 1436-88) <br /> required a total of 35 feet of landscaping from the curbline on Seaway Avenue. The plans <br /> provided show approximately 18 feet from the curbline. The slope area to between the <br /> sidewalk and building pad is proposed to be planted with an erosion control/hydroseed mix and <br /> does not include any trees or shrubs. Per our conversation earlier this week, the Planning <br /> Department is requesting additional tree and shrub plantings within this area. Plantings should <br /> be clustered on the slope and spaced at random intervals. Native plantings must be used within <br /> this area. <br /> Landscaping Between Parking Rows (Building B, Sheet L-20)—Section 4.g, page 11 of the rezone <br /> contract requires a minimum of 10 feet of natural vegetation between rows of parking. The <br /> proposed landscaping at the north end of the building measures at only 5-6' and will need to be <br /> expanded to 10 feet. <br /> 2. Performance Bond for Wetland Buffer Mitigation Work—A performance bond is required to <br /> cover the cost all work identified in the approved Critical Area Study and Buffer Mitigation Plan <br /> (Wetland Resources, 3/22/2010). The amount of the performance bond must be 300%of the <br /> cost of materials and labor(300%x$3,242.50=$9,727.50). The City has standard forms for <br /> either a bond or cash set-aside which should be used. <br /> 3. Critical Area Fencing and Signs—Please provide details on the landscape plan or site plan <br /> showing location and design of critical area fencing, per the approved Buffer Mitigation Plan. <br /> 4. Parking—The proposed parking stall count results in approximately one stall per each 800 <br /> square feet of building area. This is below the standard for both manufacturing (1:600) and <br /> office uses(1:400).
