B. Off-street Parking Standard_s <br /> 1. Non-residential uses. Off-street parking shall be provided as required by Table 34-1 in <br /> Chapter 34 of the Zoning Code. <br /> 2. Residential uses. Multi-family residential developments shall provide off-street parking as <br /> provided for on Map 1, Section 14, Ordinance No. 3072-08 (Chapter 19.34). For properties <br /> located in that part of the BMU zone not encompassed by either Area A or Area B on Map 1, the <br /> area north of 25th Street, multiple family residential developments shall provide 1 off-street <br /> parking space per unit for one or fewer bedroom units, and 1.5 parking spaces per unit for two or <br /> more bedroom units. For purposes of this section, any room other than a kitchen, bathroom, <br /> living room or dining room, such as a den, study, office or other similar room shall be considered <br /> a bedroom. <br /> C. Multiple Family Development Standards. <br /> The following development standards shall apply to residential uses within the BMU zone. <br /> 1. Open Space. All multi-family residential development must provide at least 50 square feet <br /> of on-site open space per dwelling unit. The design standards below shall supersede the <br /> requirements of EMC 19.15. Acceptable types of open space include: <br /> a. Common open space: Where accessible to all residents, open space shall count for up to <br /> 100 percent of the required open space. This includes landscaped courtyards or decks, entrance <br /> plazas, gardens with pathways, children's play areas, or other multi-purpose recreational and/or <br /> green spaces. Special requirements for common open spaces include the following: <br /> (1) Required setback areas shall not count towards the open space requirement,unless it <br /> is part of the space that meets dimensional requirements. <br /> (2) Space shall have a minimum dimension of 15 feet to provide functional leisure or <br /> recreational activity. <br /> (3) Space should feature paths, landscaping, seating, lighting and other pedestrian <br /> amenities to make the area more functional and enjoyable. <br /> (4) Common space shall be separated from ground level windows, streets, service areas <br /> and parking lots with landscaping, low-level fencing, and or other treatments as approved by the <br /> city that enhance safety and privacy for both the common open space and dwelling units. <br /> (5) Space should be oriented to receive sunlight, face east, west or preferably south, <br /> when possible. <br /> b. Balconies: Individual balconies or patios may be used for up to 50 percent of the required <br /> open space. To qualify as open space,balconies or patios shall be at least 35 square feet, with no <br /> dimension less than 4 feet. <br /> c. Rooftop Decks and Terraces: May be used to meet up to 50 percent of the required open <br /> space,provided the following conditions are met. <br /> (1) Space must be accessible(ADA) to all dwelling units. <br /> (2) Space must provide amenities such as seating areas, landscaping, and/or other <br /> features that encourage use as determined by the City. <br /> 54 <br />
