a. Provide for and protect areas of the city for tourism services and commercial activities which <br /> are dependent upon or are enhanced by a location near Everett's waterfront areas; <br /> b. Further the goals and policies of both the Everett comprehensive plan and the shoreline <br /> management master program relating to public access to and enjoyment of the shoreline; <br /> c. Establish standards which promote high quality development implemented through the <br /> shoreline permit process, where applicable; and <br /> d. Adult use businesses are permitted uses, consistent with the purpose and intent of this zone; <br /> provided they meet the locational requirements of Section 39.025.A. <br /> 8. BMU Broadway Mixed Use Zone. The purpose of the Broadway Mixed Use Zone is to <br /> create a lively business district, oriented to both nearby neighborhoods and the larger <br /> community, with a mixture of uses, including retail, services,restaurants, institutions, and higher <br /> density residential. While multi-story buildings are encouraged,both new development and <br /> expansion of existing buildings should exhibit bulk and scale that respects their proximity to <br /> adjacent residential patterns that have a lower height. Over time, it is expected that auto-oriented <br /> uses would gradually diminish, sidewalk-fronting buildings would predominate, and surface <br /> parking lots in front of buildings would be replaced with parking on lots behind buildings or <br /> within structures. All development would be responsible for contributing to enhanced safety, <br /> comfort, and visual appeal for pedestrians. <br /> Section 3: Section 3 of Ordinance No. 2854-05 (EMC 19.03.020)which reads as follows: <br /> 3.020 Zoning map. <br /> Find the subject property on the city of Everett zoning map.
