This can be achieved by the creative use of <br /> architectural elements such as entries, windows,balconies porches, courtyards <br /> and/or building separation. <br /> C. Buildings over fifty(50) feet wide on a sloped site shall follow the contour of the <br /> slope, stepping down the hill and providing variety in roof height and façade. The <br /> height of the building shall be no more than the underlying zone maximum along <br /> the entire site. <br /> Section 11: Roof Lines. All new buildings, including infill dwellings, shall feature <br /> roofs which slope a minimum of 6:12 vertical to horizontal ratio, and a maximum of <br /> 12:12 vertical to horizontal ratio, except that detached garages, and building additions of <br /> less than two hundred (200) square feet, are not required to meet this pitch if the design is <br /> compatible with the existing structure. <br /> Section 12: Open Space. Open space in the R-3H and R-4H zones shall be provided as <br /> required by the City's Core Residential Development and Design Standards except open <br /> space may be provided within the front setback area. <br /> Section 13: Garages. <br /> A. Access to garages shall be from the alley only except where no alley exists. <br /> B. If access to the garage must be from the street, the garage shall be set back twenty <br /> (20) feet from the interior edge of the sidewalk to maintain clear sidewalk access. <br /> C. Attached garages which are accessible from the street shall never occupy more than <br /> fifty percent (50%) of the width of all buildings facing the street, and shall be set <br /> back a minimum of five (5) feet further from the front property line than the entry to <br /> the dwelling. <br /> D. Open carports for more than two (2) cars which are visible from the street are <br /> prohibited. <br /> E. Garages shall reflect the material, style and construction of the original house. <br /> Section 14: Fences. <br /> A. Fences within the front setback and/or within five(5) feet of the building front face <br /> shall not be more than forty two (42) inches high and no more than seventy percent <br /> (70%) solid. <br /> B. Chain link fences in front setback areas are prohibited. <br /> Section 15: Infill Dwellings in Rear Yards. In a Historic Overlay Zone, rear yard infill <br /> dwellings are allowed only on the same lot as a residential structure or a vacant lot <br /> existing at the time of original adoption of the Historic Overlay Zone. Infill dwellings are <br /> intended to allow increased density while preserving historic buildings. Infill dwellings <br /> are permitted in the R-3H and R-4H zones and in the R-2H zone on lots large enough to <br /> allow a duplex. Infill dwellings are subject to the following standards: <br /> A. The rear yard area shall be a minimum of two thousand (2,000) square feet prior to <br /> construction of the infill dwelling(s). <br /> B. There shall be a minimum separation of eighteen (18) feet between the existing <br /> dwelling and infill dwellings. <br /> 7 <br />
