These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested, along with a reduced set of plans no larger than 11"x 17". 1. Provide lateral analysis prepared by licensed WA State structural engineer, for wind & seismic loading. 2. Specify post/ footing connection and post/ beam connection capable of resisting wind and seismic loading (see #1 above). 3. Provide handrail per R311.7.8 International Residential Code (IRC) show on plans. 4. Provide minimum 36" landing at base of stairs. Show on plans. 5. Provide floor plan of main floor show all requires smoke alarms/ R314 IRC and carbon monoxide alarm / R315 IRC. Please prepare a response letter showing where each item in this correction letter is addressed on the plan set.
