NOW,THEREFORE,THE CITY OF EVERETT DOES FIND: <br /> 1. Reinforce recreational boating functions by <br /> location and which expanded consolidated area with retail uses, <br /> combine commercial boat repair and storage facilities <br /> activities with 4. Provide retail uses,particularly suited to the <br /> recreational activities marina activities adjacent to <br /> or promote a high level the North Marina&planed new 12th Street Marine <br /> of public contact with <br /> Everett's shoreline 5. Emphasize the water-oriented functions through <br /> selection of lighting,signage and other features <br /> 6. Provide for a shared facility to house yacht and <br /> • <br /> other water-oriented clubs and organizations <br /> 7. Waterside pedestrian connections to the South <br /> Marina& 10th Street Park&Boat Launch <br /> Industrial Land Use Areas oriented to 1. Existing industrial uses limit ability to improve <br /> Policy 1.3.4(b) Everett's marine public access and marina layout and design <br /> Maritime Services waterfront where a <br /> "working water front" 2. Capability to pay for public improvements <br /> exists or is to be requires more intensive use of the property <br /> promoted along with <br /> other compatible forms 3. Significant expansion of marina capacity from <br /> of marine related 800 to over 1200 slips together with stacked storage <br /> commerce and services for boats would result in demand for additional boat <br /> and in which to further oriented businesses and expansion of existing <br /> the City's goals of services <br /> improving public <br /> access to the shoreline 4. Provision of over 100,000 square feet of marine <br /> and expanding service space to relocate <br /> waterfront existing businesses and house marine businesses <br /> recreational larger boats to 70 feet to be transported into boat <br /> opportunities repair areas <br />
