ORDINANCE NO. 3 216-11 <br /> An Ordinance Amending the Zoning Code to Provide for Verific �r. , <br /> Expanded Structures Comply with Zoning Standards for MaximAdfOrt :. <br /> d <br /> Minimum Setbacks, Amending Ordinance No. 1671-89, as amended (EMC Title 19) <br /> WHEREAS, the City Council finds the following: <br /> 1. The land use code contains development standards for maximum building heights and <br /> minimum building setbacks; and <br /> 2. These standards are intended to provide for orderly development that is compatible with <br /> neighboring properties by protecting access to daylight and fresh air and preserving open <br /> spaces on individual properties; and <br /> 3. Purchasers of property expect these standards are satisfied in any particular <br /> neighborhood; and <br /> 4. Confirming during construction inspections that these standards are being met can be <br /> difficult, sometimes resulting in noncompliant structures that, once built, can be difficult <br /> and expensive to bring into compliance; and <br /> 5. Requiring verification that a proposed structure complies with the standards before and <br /> during the construction stage can help avoid problems before they arise,possibly saving <br /> the property owner the cost of retrofitting the structure and and reducing the amount of <br /> City resources required for enforcement efforts. <br /> WHEREAS,the City Council concludes the following: <br /> 1. The proposed amendment to the Zoning Code bears a substantial relation to the public <br /> health, safety and welfare; and <br /> 2. The proposed amendment to the Zoning code promotes the best long-term interests of the <br /> Everett community. <br /> NOW, THEREFORE, THE CITY OF EVERETT ORDAINS the following: <br />
