Wet/d
' /c.

Oolinoation i Mmgatbn / Restoration / Nabitat Croatlon / PermA Alotance
March 2, 1998 ,
City of Everott
Plaruting and Community Developmcnt
Atcn: Liz Genhagen
2930 Wctmore Ave, Suite 100
Everett, WA 98201
Re: Pilchuck Ski & Sport
Liz,
9505 t9th Avenue S.E.
Suite i 06
Everetl, Washington 98208
(425)337-3174
Fax (425) 337•30a5
As per you request this letter describes tiie methodology and recommended mitignaon rneasures
discussed on ouj February 2, 1998 site visit.
An area of concern was idcntified in thc westarn panhnndle of the property by the Ciry of Everetc
during the grading application proceas. This area was clea:ed and approxunately two feet to four
fcct of filI was placod bctweea ecoloBy blocks that were defining the property boundary. The fill
materia! was placed in a small wetland area aa+d crea[ed drainage problems on adacent propeties to
the north.
It was recommended that an eacavator dig tluough the filt material to the original soil so cht the
area of concecn might be identified. Five holos, tanging in depth from t1u'ee fcct to six fcet, wece
dug approximauly thirty fect apart alang th panhandle. Non-wedand soils identificd below the fill
material were typically a lOYR 3/1 silt loam from the surface (original) to twelva inches below,
From twelve to greater than aighteen inches the soils changed to a 2.SY 3/2 silt loam wich no
redoximorphic feantres. Wedand soils were typically lOYR 3i2 gravelly silt loam from che surface
(original) to ten inches below, From ten inchcs to greater than eighteen inches ehe soits changed to
a 5Y 4/1 gravelly sitt loam with slight rdoximorphic featurts.
At the end of this investigation it w detormined that a Categocr III wedand, less than SUO square
feet in size, existed in the panhandle prior to filliag. The C►ty of Evcrete's Orriinance Number
1838-91 Soction S(A)(7) states chat Category III wetlands less than 500 square feet in size having
only one wetland cless, which is not forested, and which is hydrologically isolated are exempt
from regulation. 'Ihis wetland appears to be exempt from regulation and no protective measures
arc required.
To rectify drainage problems and potential conflicts with neighbors, the storm rainage plan
pregard by the site engineer will be modifed to reflect drainage issues along che westem
panhandle. In additiorz, perimeter plencings of native vegetation such as NootkA rose (Rosa
nutkana) will be ptaced along tttc northzrn and western side of the panhandle to providc a screen
between che subjectproperty snd adjacent properties. The proposed dctendon pond and bioswale
will be graas accdcd and planted to meet the desigt critreria astablished in the C3ty of Everett's
Storm and Surface Watcr raquirements (4-10 and 4-12),
If you have arey comments or eoncems, please give me a call.

5cott Brainard -
Senior Wetland Ecologist
cc/ Ron Downing
Frans R, Thuyns
q 3
