Chronoloqv - Packer Property Retaining Wall <br />1) 1/8/2013: City officials came to our house at 1209 Madrona Ave. and said that a <br />violation citation would be issued because a tiered retaining wall system on the <br />geologically sensitive slope in our back yard had been built without permits. A <br />landslide below these walls had occurred a month or so earlier. I was instructed to <br />get a geotechnical report addressing the condition of the existing walls and a plan for <br />stabilizing the slope. <br />2) 3/11/2013: Geo Report completed. Conclusion was that existing walls ok, but a new <br />wall should be built below existing walls. <br />3) 3/14/2013: Met with Steve Ingalsbe (Planning) and gave him 2 copies of geo report. <br />4) 3/15/2013: Gave signed/notarized copies of "Covenant/Restrictions" documents to <br />Steve Ingalsbe for city signatures. <br />5) 4/11/2013: Land Surveyor determines a portion of existing retaining wall system is on <br />neighbor's property and that new wall will be entirely on neighbor's property. Notified <br />neighbors. <br />6) 4/15/2013: Recorded "Covenants/Restrictions" docs at Co. Auditors office. <br />7) 9/5/2013: Attend "Violation Hearing" at city offices. I say I'm trying to get easement <br />from neighbor to build new wall per geo report. I'm told to have our geo engineer <br />contact city as to stability of existing walls in absence of new wall. <br />8) 9/9/2013: City (Tony Lee — Building Dept.) says he has spoken to our geo engineer. <br />9) 10/1/2013: "Stipulation" signed with city. I'll pay $1,000 fine and city will no longer <br />pursue slope stabilization matter. <br />10) 10/7/2013: Pay $1,000 fine to city. <br />11) 11/9/2013: Neighbors (Gustafsons) from whom I continue to try to get easement to <br />build new wall, add soil erosion mats to their steep slope above area where new wall <br />will be built. Assume they must have signed "Covenants/Restrictions" docs to do this. <br />City had said they should probably sign these docs before I would be allowed to build <br />new wall on their property, even if I had easement in-hand. <br />12) 5/21/2014: FINALLY GET EASEMENT FROM NEIGHBOR (after year of trying). <br />13) 6/20/2014: Plans for new concrete retaining wall finished (previous plans shown to <br />city was timber lagging wall). <br />14) 6/30/2014: Geotechnical Plan Review letter finished approving concrete wall plans <br />dated 6/20/2014. <br />
