This report summarizes <br />the existi�ig surface and subsurface conditions within the vicinity of the eaisting block retaining walls and <br />recent slope failure, and provides recommendations for improv'rng slope condifions. Our services were <br />completed in general accordance �vith the proposal signed by you on January 18, 2013. <br />The property is currentiy occupied by a single-family residence within the southern portion of tl�e site. A <br />steep northwest-facing slope is located to the north of the residence. The portion of the steep slope along <br />the western property line appears to be an old ravine area. The neighboring praperty to the west slopes <br />steeply down to your western property line and appears to share the steep slope area within tl�e old ravine. <br />Several tiers of short block retain.iztg watis were constructed on the steep slope within the northern portion <br />of your property over the past 10 years or so. In genexaI, these ��alls appear to have e�perienced little to <br />no niavement sinee they have been constnicted starting in ihe early 2000's. Hou••ei�er, a small section of <br />one c�i fhe walls that is not in the direci vicinity of the slide has experienced same setilement whieh yau <br />are in the process of repairing. We understand that drains have been installed behind aIl of the retaining <br />walls; and the residenc� drains have also been tightlined into corru�ated pipes that descend dawn the <br />steep slope and disch�rge near the ioe of the slope. <br />A landslide recently occurred on the steep slope belou= the retairting walis orl your property and your <br />neighbor's properly� to the west at the end of November 20d2. This landslide included the steep slopes on <br />the neighbar's property above the ravine and the portion of the ra�7ne directty below your second lowest <br />retaining wall. The slide debris travelled t.oward the railroad tracks below. I'ou infonned us that <br />landslides have occuzxed a few times within this area since you pw-chased the property in 1996. We <br />understand that the largest landslide accurred in ]996 before any retaining walls were builf or vegetation <br />disturbed. <br />
