The site has moved toward conformance with the conversion of the commercial <br />space into a dwelling unit since comrr�ercial uses are not permitted within a single-family <br />residential zone. The site has lost all nonconforming status with regards to commercial <br />uses; two residential units is the maximum density this site may achieve. <br />The site also faiis to meet the code required four off street parking stalls. A garage door <br />is present on the northwest corner of the building, and appears to provide one on site <br />parking stall. <br />Decision: I hereby find that the use for the above structure is recognized as legal non- <br />conforming and meets the City of Everett Zoning Code in effect at the time of <br />construction. This certification is subject to revocation if it is found that the information <br />upon which this decision was based is erroneous. The applicant is still responsible for <br />determining whether there are any additional City, State, or Federal permit requirements <br />for any proposed building construction or remodel o ite. <br />January 23, 2004 <br />Paul A.
